In Australia they're both pronounced t'-REE-za (the apostrophe represents a short neutral vowel).
I like it, and can never decide between Theresa and Teresa. I like Tess / Tessa as nicknames, but I'm not to fond of Terri / Terry etc.
tay-RAY-sa is wrong imo (having learned Italian for several years). However that may just be because the pronunciation guide has an American accent! To an Australian accent the transcription would be more like te-REH-sah.
